Summer in Texas doesn’t play around. One day it’s 75°, the next day your attic feels like the surface of the sun and your AC unit is filing for divorce. So before the real heat rolls in, here are a few smart maintenance checks every homeowner should knock out now — before small issues turn into expensive ones later.
1. Check Your HVAC Filter
This is the easiest one on the list and also the one everybody forgets.
A dirty filter restricts airflow, makes your HVAC system work harder, increases your electric bill, and can shorten the life of your system.
Quick Tip:
- Replace standard filters every 1–3 months
- Hold the filter up to light — if you can’t see through it, it’s time
- If you have pets or allergies, change them more often
2. Inspect Gutters & Downspouts
Clogged gutters can cause water to overflow behind fascia boards, rot wood, damage flower beds, and even contribute to foundation movement over time.
Look For:
- Water pouring over gutter edges during rain
- Gutters pulling away from fascia
- Plant growth or debris buildup
- Standing water in corners
Pro Tip:
Micro-mesh gutter guards are one of the best upgrades for heavily wooded areas. The cheap old-style guards? Yeah… they usually just create a hidden compost pile.
3. Test Exterior GFCI Outlets
Outdoor outlets are exposed to moisture year-round and should be tested regularly.
Here’s How:
- Press the “TEST” button
- Plug should lose power
- Press “RESET”
- Power should return
If it won’t reset or trips constantly, it may need replacement or further troubleshooting.
4. Walk Around Your Home & Look for Cracks
Small cracks around doors, windows, brick mortar, or drywall are common in Texas due to seasonal movement. The important thing is monitoring whether they’re changing.
Watch For:
- Doors sticking suddenly
- New gaps around trim
- Stair-step cracks in brick
- Windows becoming difficult to open
Not every crack means you need a $20,000 foundation repair. Sometimes homes just need minor adjustments, sealing, or preventative maintenance.
5. Flush Your Water Heater
Sediment buildup inside a water heater can reduce efficiency and shorten the life of the tank.
Benefits of Flushing:
- Better efficiency
- Hot water recovery improves
- Less popping/banging noise
- Extends tank lifespan
If your water heater sounds like it’s cooking popcorn in the garage, it’s probably overdue.

Check Your Ceiling Fans
Your fan should rotate counterclockwise during summer months to push cool air downward. Most fans have a small switch on the motor housing.
